We collaborate with hotel brands to productize their prototypes and construction designs, developing standardized assemblies and a Digital Twin of the hotel.

Our proprietary data analytics tools and algorithms project key project parameters, quantities, and required pricing components

Construction costs are derived from a combination of nationwide pricing indices, validated by local GC inputs.

Costs are fine-tuned to match variations in key parameters (room mix, gross area, perimeter, etc.) and local market conditions.
Costs included in our estimates
Our Estimates are calculated using assemblies we've developed in collaboration with the hotel brands. These capture the major cost components by CSI MasterFormat Division and are priced for the specific market based on the required quantities.
Building Costs

03 Concrete: Cast-in-place concrete for 4” foundation walls with required strip footing, 4” slab on grade, and 1” gypsum cement underlayment.

04 Masonry: CMU for the stair & elevator shaft & brick veneer for the façade.

05 Metal: Stairs & misc. structural metals (handrails, roof-top units, etc.)

06 Wood & Plastics: Rough & Finished carpentry for 14” open-web floor joists, 14” open-web roof trusses, Insulated EIFS plywood sheathing, 1 hr demising walls, 0.5 hr bathroom walls, required windows, doors, frames & trims, cabinets & millwork, stairs, etc.

07 Thermal & Moisture Protection: Insulation for all carpentry elements including floors, walls, exterior & roof elements.

08 Openings: Frames & hardware for all doors & windows including all rooms & common areas.

09 Finishes: Gypsum board for interior & exterior walls and ceilings. Ceramic tile for all bath, room & common areas, Carpeting for all rooms & common areas, acoustical ceiling, wall coverings & painting for interior & exterior areas.

10 Specialties: Required specialty work such as shower doors.

11 Equipment: Typical hotel equipment such as laundry.

12 Furnishing: Cabinets for the kitchen & rooms and blinds.
